The landowner, János Karády, is knocked down and robbed on the highway. He comes to in the shabby clothes of one of the robbers. Thirteen pretty young girls take care of the young man thought to be a poor vagabond.

The film is set in Warsaw, and the exterior shots were taken just before the outbreak of World War II, so the film still shows Warsaw intact.

The friend immediately moves in with his niece, and two swindlers appear. But who is the seller and who is the buyer, and why the villa has to be sold at all, is a question that is only answered satisfactorily at the end of the film, after a lot of wall-crawling humour.
